ELLIOTT M. ROSS, MANAGING DIRECTOR FOR RMC ROSS REALTY, CELEBRATED WITH MULTIPLE HONORS IN 2014

RMC Property Group is proud to announce the continued recognition of Elliott M. Ross, CCIM, as a leader in the Tampa Bay community. Ross is the Managing Director of RMC Ross Realty and a 30-year commercial real estate veteran and broker. Ross received numerous accolades in 2014 that further advocate his position as a community leader and accomplished entrepreneur.

Ross was named to the Synovus Bank Board of Directors, asked to join the University of Wisconsin Department of Economics Advisory Board, inducted into the Hudson High School ‘Wall of Fame’ by the Education Foundation of Hudson, and honored with the 2014 “Humanitarian of the Year” Award by Tom James, Board Chair of the Chi Chi Rodriguez Youth Foundation.

Ross’ recognitions include:

  • Express Oil Change: 4,750 SF open air plus 345 SF office with HVAC auto repair building located at 321 W Dr MLK Jr Blvd in Seffner, FL.   • Chi Chi Rodriguez Youth Foundation: A not for profit 501(c)3 organization created to help at-risk youth achieve academic, social and economic success by remaining engaged in their education and acquiring the practical skills to excel.
  • Ross, a private pilot, continues to volunteer flight hours for Angel Flight and Veterans Airlift charity requests.

RMC PROPERTY GROUP SPONSORS THE INAUGURAL FARA ENERGY SPINATHON, IN SUPPORT OF FREDREICH’S ATAXIA RESEARCH ALLIANCE (FARA)

RMC is proud to announce our sponsorship of the Inaugural FARA Energy Spinathon hosted at SOHO Cycling Studio of Tampa on Saturday, January 24 from 8:30am-10:30am.

Participants in the event will “keep the wheels in motion” for two hours, to help fund a cure for Friedreichs Ataxia (FA). FA is a debilitating, life-shortening, degenerative neuromuscular genetic disorder (curefara.org). After the ride, World of Beer has invited all of the attendees for beer and Bavarian pretzels at the South Tampa location.

Grocery-Anchored Shopping Center Adds 97,800 SF to Lease Portfolio

Tampa, Fla. (December 5, 2014) - RMC Property Group (RMC) is pleased to announce its been awarded the exclusive leasing assignment of Mariner Crossing, a 97,812 square foot Winn-Dixie anchored shopping center located at 4185 Mariner Boulevard, Spring Hill, FL 34609. Other national tenants include Anytime Fitness, Firehouse Subs, Advanced Auto Parts and Regions Bank.

The center is located at the busy signalized intersection of Mariner Boulevard and Northcliffe Boulevard with a combined 47,000 vehicular trips per day. Mariner Crossing also benefits from excellent access from both streets, and attractive demographics of 45,000 households in a 5-mile radius.

SOLD: RMC BROKERS SALE OF MEDICAL/RETAIL COMPLEX IN TEMPLE TERRACE

Tampa, Fla. (November 4, 2014) - RMC Property Group (RMC) is pleased to announce the sale of an unanchored Medical/Retail Complex located at 11402 N. 56th St, Temple Terrace, FL 33617. The complex is approximately 12,000 sf and is situated on 1.05 acres. The complex is located in a highly desirable intersection of 56th street and Fowler, and in close proximity to one of the largest public universities in the nation, the University of South Florida (USF).

The undisclosed buyer paid $987,500, or $82.00 sf. The seller was represented by Bobby Eggleston and Brandon Eggleston of RMC Property Group.



RMC ANNOUNCES THE COMPLETION OF INDIAN ROCKS SHOPPING DEVELOPMENT

Tampa, Fla. (November 4, 2014) - RMC Property Group (RMC) is pleased to announce the completed redevelopment of Indian Rocks Shopping Center, a Publix-anchored shopping center located at the intersection of Indian Rocks Road and Walsingham Road in Largo, Fla. The redevelopment project transformed the fully-leased shopping center with a brand new 45,000 sf Publix store, a new façade for the entire shopping center, and enhanced landscaping and signage features. Additionally, 2,600 square feet of leasable inline space was created as part of the redevelopment, creating the first new leasing opportunity at the shopping center in years.

Harnessing its expertise as a premier commercial developer, RMC was able to complete the construction in phases so that the co-anchors at the center, Beall’s Outlet and Dollar Tree, and other tenants could remain open during the process. Campo Engineering and Fisher & Associates handled the project’s engineering and architectural work for RMC.

SOLD: PUBLIX ANCHORED: SHOPPES OF APOLLO BEACH (109,878 SF)

Tampa, Fla. (June 18, 2014) - RMC Ross Realty is pleased to announce the sale of this Publix anchored shopping center. Over the past two plus years “The Ross Team” stabilized and added significant value to the shopping center for the owners out of Chicago who purchased the property at auction. The retail property sold for $12,800,000 to REAL SUB, LLC.

RMC ANNOUNCES CARRABBA’S GROUND LEASE

Tampa, Fla. (May 6, 2014) - RMC Property Group (“RMC”) is pleased to announce it has executed a long term ground lease with Carrabbas’s Italian Grill (“Carrabba’s”) for a 1.31-acre outparcel to the Lowe’s Home Improvement (“Lowe’s”) store in Venice, FL. RMC recently purchased the 1.31 acre site from Lowe’s and Carrabba’s will immediately begin the construction of a new restaurant which is anticipated to open in late 2014.

RMC created the outparcel by carving out a portion of the existing Lowe’s parking field. The development of the outparcel was a complex process that required entitling the outparcel through Sarasota County and obtaining modifications to several reciprocal easement agreements that encumbered the property.

Bobby Eggleston, RMC’s chief real estate officer and chief financial officer, represented RMC and Jim Kovacs of Colliers International represented Carrabba’s in the lease negotiation.



RMC PROPERTY GROUP SELECTED AS EXCLUSIVE LEASING AGENT FOR SANIBEL BEACH PLACE IN FORT MYERS

Tampa, Fla. (April 7, 2014) - RMC Property Group (RMC) is pleased to announce it has been awarded the exclusive leasing assignment for Sanibel Beach Place, a 72,886 sq. ft. retail shopping center situated alongside Summerlin Road in Fort Myers. RMC is leasing the center on behalf of Global Realty and Management, the property’s owner.

Sanibel Beach Place, located at 20291 Summerlin Rd, is the closest Publix-anchored center to Sanibel Island, a major tourism destination in Southwest Florida. The center is located directly across from the popular Tanger Outlet Center in a highly visible, affluent area proximate to the Sanibel Causeway.

RMC ROSS REALTY ASSOCIATES HONORED AS TOP PRODUCERS AT THE 2013 PINNACLE AWARDS

Tampa, Fla. (March 25, 2014) - RMC Real Estate Services (RMC) is pleased to announce that three of its top associates within the RMC Ross Realty division were recently honored as top producers at the prestigious Pinnacle Awards celebration, presented by the Florida Gulfcoast Commercial Association of REALTORS (FGCAR).

Elliott M. Ross, CCIM and managing director of RMC Ross Realty, was awarded the top retail producer within FGCAR’s regional division for 2013. A past president of FGCAR, Mr. Ross has previously been named a top producer for investment, industrial and retail properties, and has also previously been honored with the organization’s prestigious Henry Blanton Lifetime Achievement Award. Mr. Ross specializes in commercial investment sales, the marketing of office and industrial parks, asset and portfolio management, and lender REO representation and receivership.

John F. Stoner, CCIM, a senior retail and investment specialist with RMC Ross Realty, was awarded as a top producer within the retail category for 2013. Mr. Stoner has also been previously honored by FGCAR, having been named as a top producer four times between 2008 and 2012. His primary area of focus is the sale and lease of retail properties and tenant representation.

Jason Aprile, CCIM, a senior associate within RMC Ross Realty’s office and industrial group, was recognized as a top producer within the office category for 2013. Mr. Aprile is also a multiple-year award winner, having been presented the top award for number of transactions and the Regional Rookie of the Year in 2008, and having been named a top producer in the general brokerage category every year from 2008 to 2013. Tampa, Fla. (March 11, 2014) - RMC Property Group (RMC) is pleased to announce it has been awarded the exclusive leasing assignments for two prominent retail properties totaling 275,834 sq. ft. within Florida’s West Coast.

Fountain Court is an 180,420-sq. ft. community shopping center situated within a dense, infill location in the heart of Bradenton’s Highway 64 retail corridor proximate to the beaches and Anna Maria Island. Anchor tenants include Bealls Department Store and Planet Fitness. Kerri Atkins, leasing executive with RMC Property Group, is handling the leasing of the center.

Page Plaza is a 95,414-sq. ft. community shopping center located in the busy Highway 41 corridor of Fort Myers across from Page Field. Anchor tenants include HH Gregg, Dollar Tree and Advance Auto Parts, and the property is directly adjacent to Sam’s Club. Luli Cannon, leasing executive with RMC Property Group, is handling the leasing of the center.

Both properties are owned and managed by Sitt Asset Management, a New York-based, family-owned real estate investment firm with a large portfolio of office buildings, shopping centers, strip malls and residential developments.

RMC PROPERTY GROUP ANNOUNCES THE ACQUISITION OF A 60,000 SQ. FT. SHOPPING CENTER IN PALM HARBOR

Tampa, Fla. (March 5, 2014) - RMC Property Group (RMC) is pleased to announce that it has acquired a 60,000 sf shopping center located at the intersection of US Highway 19 and Nebraska Avenue in Palm Harbor, Fla. The 60,000-sq. ft. center, which is anchored by Office Depot, was purchased for $6.75 million, or $112 per square foot. The center was built in 1997, is situated on 7.39 acres, and is 100% leased to Office Depot.

“The acquisition presented an opportunity to acquire the center at an attractive basis. We are excited by the long term potential of the center given its location and US Highway 19 exposure,” said Bobby Eggleston, chief real estate officer and chief financial officer for RMC.


RMC PROPERTY GROUP ANNOUNCES THE $4.4 MM SALE OF WILLIAMS PLACE SHOPPING CENTER IN ESTERO

Tampa, Fla. (March 4, 2014) - RMC Property Group (RMC) is pleased to announce that it has closed on the sale of Williams Place Shopping Center, located at 22088 US Highway 41 in Estero, Fla. RMC represented the seller in this complicated tri-party transaction. The 66,000-sq. ft. shopping center, which had previously been ground leased by Albertson’s, sold for $4.4 million, or $67 per square foot.

The sale of Williams Place involved the simultaneous termination of the existing Albertson’s ground lease and the purchase of the property by Living Waters Church. Bobby Eggleston of RMC Property Group represented the seller, Dan O’Berski and Matt Fredrickson of Trinity Commercial Group represented the buyer, and Josh Dorminy of CAMM Management represented Albertson’s.



RMC REAL ESTATE SERVICES CLOSES 2013 WITH OVER 2.1 MM SQ. FT. IN NEWLY AWARDED LISTINGS AND TRANSACTION VOLUME TOTALING NEARLY $80 MM

Tampa, Fla. (February 4, 2014) - RMC Real Estate Services (RMC) is pleased to announce that during 2013, the company recorded total transaction volume of $79.5 million encompassing 1.4 million square feet within its RMC Property Group and RMC Ross Realty divisions. Leasing activity was strong with 279 lease transactions encompassing 905,000 and total transaction volume of $49.1 million. Investment sales activity was solid with 20 closed deals encompassing 532,000 sq. ft. and total transaction volume of $30.4 million. The investment sales activity was highlighted by the $13.9 million sale of Summerfield Crossing in Riverview and the $3.5 million sale of the Travelodge Maingate Hotel in Kissimmee.

RMC PROPERTY GROUP RE-DEVELOPING PUBLIX-ANCHORED INDIAN ROCKS SHOPPING CENTER

Tampa, Fla. (January 7, 2014) - RMC Property Group (RMC) is pleased to announce the upcoming re-development of Indian Rocks Shopping Center, a Publix-anchored shopping center located at the intersection of Indian Rocks Road and Walsingham Road in Largo, Fla. Bealls Outlet and Dollar Tree co-anchor the center, which includes approximately 10,000 square feet of local retail space. Publix recently signed a new lease at the center with plans to completely re-develop a 45,600-square foot store. The existing Publix store closed in December 2013 and is scheduled to re-open in the fall of 2014. Construction on the center has been planned in phases so that all businesses in the center will remain open during the construction process.

The re-development of Indian Rocks Shopping Center will result in a completely new façade, parking field enhancements, prominent new monument signage, and an additional 3,000 square feet of leasable inline space. The center is currently fully leased and the 3,000 square feet of new retail space will create the first new direct leasing opportunity in several years.

Campo Engineering and Fisher & Associates are handling the engineering and architectural work for the project.
