RMC Acquires 10 Acre Development In Citrus Park

RMC Property Group (“RMC”) is pleased to announce that it has completed the acquisition of 10.1 acres of vacant commercial land located at the SEQ of Sheldon Rd and Gunn Hwy in the Citrus Park submarket of Hillsborough County (Tampa MSA), FL.

The property is located in the heart of the Citrus Park submarket – which is experiencing consistent residential and economic growth – and is strategically positioned to serve the Citrus Park, Keystone, Odessa and Westchase submarkets. Additionally, the property is located at the same intersection as both the Shoppes of Citrus Park, a Publix & Walgreen’s-anchored shopping center, and Sickles High School - which has in excess of 2,000 students. The property’s convenient access to the Veterans Expressway/Suncoast Parkway and close proximity to the 1.1+MM Sq. Ft. Westfield Citrus Park Mall provides excellent regional accessibility.

RMC is evaluating several redevelopment options for the property, including transforming it into a multi-use development featuring retail, fitness, restaurants and/or professional office space. The completed project will have signalized access at the intersection of Old Hixon Rd & Sheldon Rd, and various access points onto Gunn Hwy.

RMC’s current development concept includes;

  • Opportunities to pre-lease space in a 11,425 Sq. Ft. retail strip center fronting Sheldon Rd, with the potential to offer at least one endcap space with drive-thru capabilities.
  • Ground lease and build-to-suit opportunities on three pads; one fronting Sheldon Rd, one fronting Gunn Hwy and one ideal for a professional office or fitness use.
Brandon Eggleston and Luli Cannon with RMC will be handling the leasing of the outparcels and retail spaces respectively.
